What to have ready

  • Roughly what your current Colorado home is worth and what you still owe.
  • The price range you are shopping, and the county, which decides your loan limit.
  • Whether you currently receive the senior property tax exemption.
  • Your timeline, and whether you would consider renting the departing home.

Approximate figures are fine. They are enough to point you in the right direction.

What happens next

Our team reaches out shortly. We run the two-payment test, model the next home's tax line using the correct county limit and without an exemption that no longer transfers, and look at rental income if that is the stronger route. You get a straight answer, including when that answer is to sell first.

No obligation and no pressure. A short call with our team, your real numbers, and a straight answer on which structure fits and what the tax line on the next house becomes.

Your real estate agent handles the purchase itself and your county assessor decides your classification. We handle the financing: what you qualify for, how the equity gets used, and what the payment looks like on both houses.

Frequently asked questions

What do you need from me on a first call?

Approximate value and balance on your current Colorado home, the price range and county you are shopping in, your income picture, your timeline, and whether you currently receive the senior property tax exemption. Nothing needs to be precise to get a useful direction.

Will you model the property tax correctly?

Yes, and in Colorado that takes care. We use the 2026 split rates of 6.8% for non-school local levies and 7.05% for school levies with the subtraction applied, the county's own mill levy, and no senior exemption on the new house, since SB26-116 ended the classification that allowed one to carry over.

How quickly will someone respond?

Our team reaches out shortly during business hours. If your timeline is tight, say so in the message and we will treat it that way.
